Flood Risks and Insurance

Flooding in Southern California is far more common than most people think. A hurricane is not required to cause substantial flood damage. A broken high pressure sprinkler line near your home, or a clogged irrigation drain combined with a major rain can easily result in one inch of water in your home. One inch of water can destroy hardwood floors, built in cabinets, carpet pads, baseboards, drywall, door trim, furniture and more resulting in thousands of dollars in damage not covered by ordinary homeowner policies. In addition, there may be hotel bills, restaurant bills, and storage costs incurred as a result of your being forced to vacate while the property is being repaired. Due to the high risk of flooding and the substantial damage almost always incurred, very few insurance companies provide private market flood insurance. As a result, the federal government created the National Flood Insurance Program (NFIP) in 1968. The program enables property owners to purchase flood insurance through their insurance broker-agents.

 

National Flood Insurance Program

The National Flood Insurance Program (NFIP) was created by Congress in 1968. Its purposes are to share the risk of flood losses through flood insurance and to reduce flood damages by restricting floodplain development and expansion. The program enables property owners in participating communities to purchase flood insurance protection against losses from flooding and requires flood insurance for certain buildings. The NFIP is managed and administered by the Federal Emergency Management Agency (FEMA).
